About this listen

A new, sexy stand-alone from New York Times best-selling authors Vi Keeland and Penelope Ward.

It all started with a bet.

When my young son inherited half of his great grandfather’s historic inn, I decided to move us both to the place where I grew up.

Notice I said half of the Inn. The other half now belonged to Levi Miller, the famous quarterback who had other ideas about what we should do with the property.

We won’t mention that I accidentally injured him during our first meeting, causing him to get eight stitches.

You could say we got off on the wrong foot.

We bickered a lot as we both moved into the property while we figured things out.

He wanted to unload the run-down place, which, admittedly, needed a lot of work.

I wanted to restore The Palm Inn to its original beauty and reopen it as a bed-and-breakfast.

We couldn’t agree on anything. So Levi made me a proposal. One he thought I would surely lose. If I could sell out the place by the time he had to leave for training at the end of summer, he would back off and let me run it.

But in the weeks that followed, we got more than we bargained for while we were living under the same roof.

Levi and I got closer, and before I knew it, my nightly fantasies about the brawny Adonis became a reality. Not to mention, he was so great with my son.

We were in over our heads in more ways than one.

Because not only was he the last man on Earth I should be falling for because of our deal, but Levi was also my ex’s older brother.

And now the inn was the least of my problems.

Male Narrator

I like that he has a deep voice but he sounds older than the characters he portrays which I don’t care for.

The story was a good little romance

Well done

I really enjoyed the story and the narration was great. Anything that Andi and Sebastian do is awesome. Definitely worth the listen.

great narration, good taboo story

I have to admit that stories that follow a love story with an ex's sibling has a bit of an ick factor for me. And this one was no different. Separately, Levi and Presley were cute together. I liked the growth of their relationship overall. But anytime, Tanner, Levi's brother, Presley's ex and father to her son, was brought up, I felt a bit icky. And honestly, the addition of the neighbor, Fern, was additionally ridiculous- perhaps she was written for humor but her humor (including talking about Presley being with both brothers) was pretty annoying. Same thing about the mother who I felt was kind of wishy washy about whether Presley and Levi should be together- overall against it but then saying or doing things that kind of made her stance unclear.

The inevitable issues with Tanner being the ex and brother also felt so overdrawn. And Tanner, as a character, was annoying because he did so many things wrong and thought he could overcome his poor behavior. I don't know. I overall enjoyed the book but then I just felt that it dragged towards the end. I love these two authors and have enjoyed their books but this was not my favorite.

Sebastian York and Andi Arndt are amazing. Andi Arndt, especially, is amazing at her wonderful she is at controlling her voices and playing multiple characters.

Great narrators

This was a fun book to listen to. Truly had me cracking up and loved the relationship between the characters. I wish I could’ve seen a bit more banter between the two and felt the beginning was a bit rushed but towards the middle it seemed to find its groove. Both narrators were great! They’re my top two favorites and I enjoy listening to them. Their performance was so much fun and I loved Andi’s performance for various characters as well

Rock and a hard place

I really liked this book because it had great characters. I loved Fern’s sassiness and addiction to drama, I love how kind Presley was, and I love how innocent and cute Alex was. But I did try to keep thinking about this situation in real life and man it would be hard. People freak out if someone dates their friends ex, but dating your brother’s baby momma, that’s unforgivable really. I like how the coach and mom were honest and like dude knock it off. Because in reality that’s what he would need to hear! It was easy to live in the fantasy at first because the ex was a jerk. But then once he wasn’t, it all felt wrong. But still an awesome book.

Full of sexy flirty tension

I enjoyed the listen. Andi Arndt and Sebastian York knocked it out of the park again. I love when these two narrate together.

The book I thought was flirty and fun. A little taboo when it comes to two brothers and wanting the same woman. Lines blurred when it comes to honor codes of being with your brothers ex, and what does a mother do?

Complicated

Complicated, to say the least. Undeniable attraction can only be denied for so long. But there is so much to lose for Levi and Presley. Family means everything but a relationship would destroy his and possibly that of her son’s. Falling is so sweet and 🔥🔥🔥!!! But giving it up will hurt so bad.

Her past comes back and while it’s great for her son, it’s drives a wedge between her and Levi. Complicated. Decimated is what she feels when Levi walks away. Levi is lost and jealous and an overall mess. But a night in Denver destroys everything. Or does it? Maybe it is exactly what is supposed to happen.

Complicated. There’s just no other word. I enjoyed the audio version and truthfully, a bit of peach cobbler sounds delicious right about now. *wink, wink*

Decent Story

Andi Ardnt and Sebastian York are always great together as narrators. Over time and many books narrated by SebYo I realize I don't really care for his female voice and that Andi's male voice is just as good as her female narrations. I enjoyed the story, their is always humor in the combined stories with Vi Keeland and Penelope Ward.
