    In this episode, Minh & Deb sit with Matt for the final time on our podcast show. Matt has been on this show from the start, about 2 years and 9 months ago, and we chat about Matt's 3.5 years with NDIS Property Australia as he leaves the company to follow his dream job in Sydney in the Cyber Security sector.

    Whilst we are very sad to see Matt go, we are so happy with his contributions to our company and to our clients; it was good to review his time with us and chat about challenges, highlights and memories he'll be taking away from his time with us. As our first employee, it is interesting that Matt's journey with NPA has in some ways run parallel to the SDA industry itself which has seen rapid changes and growth over the last few years.

    Farewell Matt, "Ce'st La Vie" as they say in France, and if your new Sydney gig doesn't go as planned, you'll always be welcomed back with open arms here in Brisbane.

  • EPISODE 269 - Updated NDIS Lending Requirements

    In this episode, repeat guest speaker Paul Grant from Axis Lending joins us once again, this time to discuss recent changes to the lending requirements for NDIS loans.

    In October, the major lender came out with a bunch of new lending rules effectively excluding around 75% of borrowers from being able to qualify for a loan to invest in SDA housing.

    There are various reasons for this, and Paul talks us through some of these reasons and what the new lending rules are, including several postcodes around Australia that have been banned (to be reviewed in March).

    If you are looking at an SDA property investment, and wish to get a loan from the main lender, who up to this point has financed around 95% of all NDIS loans, listen on to understand whether you will still qualify, or not, and what some alternatives may be.

    Kevin & Jonathan flew up to Brisbane to spend a few days with our team collaborating on properties and developments in Melbourne.

    They discuss their new offshoot brand Vital Haus, which will be their SDA Provider brand specifically focused on apartments in Melbourne and talk about the differences between SDA Provision for Houses and Apartments.

    They also discuss the SDA demand in pockets of Melbourne and where the oversupply is, the complexities of SIL operations within SDA properties as well as the funding participants have and the desirability of apartments for many participants to be able to reside in areas closer in to the city.

  • EPISODE 265 - SIL Homes: an alternative to SDA Homes?

    In this episode, Minh & Debbie have a conversation around an alternative 'NDIS Housing' option, Co-Living Accessible Homes, suitable to be rented by SIL Providers under a Head Lease arrangement.

    With the rapidly changing SDA market and with many investors being priced out of the market, we see this as an alternative product for investors still wishing to get into the NDIS property space with an ethical investment, but avoiding the higher risks associated with SDA.

    Whilst the income on these types of investments will not match the potential of SDA homes, this investment would offer a far less risky investment as these packages, would be priced similarly to regular house & land packages, be easier to finance and likely be offered with a Head Lease from a SIL Provider.
